Used extensively in the UK in a wide range of products, but particularly in insulations and building materials following World War II, asbestos is likely to be found in a building if it was built or refurbished between 1950 and 1980.

Last year, the HSE reported that there were over 5,000 asbestos-related deaths per year, including mesothelioma, lung cancer and asbestosis. Given the latency period associated with asbestos related diseases, many of those suffering today worked in the building trade many years ago and were exposed to asbestos fibres in their day to day work.

The duty to manage asbestos is included in the Control of Asbestos Regulations 2012.It requires those responsible for the maintenance and repairs in a building which may contain asbestos to manage the risk posed by:

  • Finding out if there is asbestos in the premises, its location and what condition it is in
  • Making and keeping up to date records of the locations and condition
  • Preparing a plan that sets out in detail how you will manage the risk from identified materials
  • Taking the steps needed to put your plan into action
  • Reviewing and monitoring the plan and its effectiveness
  • Setting up a system for providing information on the location and condition of the materials to anyone is liable to work on or disturb it.
